And that an investor should hold to those metrics and if not met, don’t buy.Let me make a statement (that may or may not prove true) and then pose a question.In my opinion, multifamily returns the past 5 years have been off the charts good - and they are unlikely to be repeated or matched in the next 5 years - ie returns from MF syndication investments bought in 2018 and held 4 years are likely to exceed returns from a property bought today and sold in 2026.Question: Therefore are return metrics used in 2019 applicable to today?
