Statistics and web reviews can only provide so much information.

A bad apple can slip through the web anytime, whether it's in a college town, or in a middle-class neighborhood.The good news is, at least with me and my pals in college, a lot of our rent was paid by the parent/guardian of the tenant.

I'm looking for a web app, not necessarily a mobile app.

I've tried searching on the web but it's hard to determine how helpful these agents would be for my situation (hence why I'm making this post).

There is a list of struggling banks given and a paper that has a number and web site to call, at the very bottom it Reads “Certain fees, conditions & limitations apply, please ask for details.”

Then, of course, there are countless ads on the site, which BP I assume is hopeful we click on, and the keywords that lead to the ads I see all over the web, etc. etc.So while the "gurus" may in fact ask you for money upfront, and some of them may in fact not be all-that-great, there's a profit motive regardless of whose perspective you choose. 

For those interested, here are some of the poll results from a December Inman Special Report regarding online leads...In this report* published by Inman, it was revealed that online leads continue to drive business strategies in real estate as we roll into 2018 (with a significant portion of user reviews in this survey claiming that online leads played a role in at least 80% of their incoming sales).

If you really want to get into real estate investing, rather than gambling and speculation I suggest you start listening to the BiggerPockets podcast and reading the BiggerPockets Publishing books.
