Without experience, I wouldn't waste my time.

This is ok, but you want to know what you are getting behind the walls. 

We had issues with closing a deal because the sellers were not willing to fix major issues that we asked for (we walked away with 3 so far and wasted our time and money).

@Greg Scott I just don't want to waste my hard earned money on something that looks bad haha.

It is not unrealistic to say you can close 20+ deals your first year (100+ has been accomplished, too) or you could beat your head against the wall and eek out 1.

Is it worth it to frame the inside of the exterior walls to Insulate and put dry wall on easier?

By attending meeting (which maybe you already have and I'm wasting your time here) you show others that you are committed to learning and taking the first step. 

I tweaked it with addendums for some things like no animals unless specifically approved by LL, no holes in the wall, use 3M attachments, no dishes, etc. can be placed on roof or attached to the building, etc.
