I was on the fence about sending a hypothetical deal to a HML for fear I'd be wasting their time, but looks like you got a response with some numbers you can work with for the future, so that's encouraging.  

I started to get questions back but they were always one offs with no context instead of telling me the outcomes they were looking for which wasted a ton of time.

Eventually I would like to dabble into the world of pay-per-click, but you really have to know what you are doing if you don’t want to waste a lot of money.

Unless you JUST dropped the price substantially when they offered on it (Maybe like $30-40K) these guys are most likely idiots that don't know what they are doing and are wasting your time.Ask them for a large nonrefundable deposit and see if they are still serious.What kinds of contingencies do they have?  

But actually being able to know accurately what leads make sense is something i would like to have a strong grasp on so i  taken seriously and not wasting investors time.  

I have wasted time in the last 3 years and have a lot of time to make up for. 

How many folks with no money or funding source lined up have they carted around wasting everybody's time?

If you don't have that there is no need to waste your time.Buyers......try email and calls.

The worst that will happen from the work of learning is that you'll waste some time before discovering that wholesaling isn't your bag. 

@Bruce ClarkIf a house can't appraise due to leaky roof or other major hazardous issues, sellers are forced to list homes as cash only.If you don't have the cash, don't waste your money trying to get an inspection.
