I would say review the lease, make certain you are allowed to go in, check your local laws, and consider having multiple people there as witnesses, while video recording the entire time, the plumbing leak is being fixed.  

They are in an educational format that really helps you learn.

I would also get the main sewer line video inspected.

After that, factor in the neighborhood (can you get current photos/video of the area) and take a look at crime stats (is there an abnormal rate of crime relative to other areas, etc).If all the above checks out, then why not?

The more time sensitive or interactive your investments will be, the more the latter format will be an advantage.There is a lot of good info here on BP.
