Also I live in Alaska and my investments will be here, fairly close to home, Anchorage, Eagle River, Chugiak, maybe the Mat Valley and everything must comply with the RE laws of the State of Alaska. 1.

I'm in Silicon Valley and although I don't buy from MLS I do sell via MLS and won't give a prospective buyer the time of day if they have contingencies. 

I too am from the valley and would enjoy talking over a coffee perhaps with people that are interested in real estate, whether it be at a REIA meeting, or simply for the sake of getting together.  

They thought they got a great deal on a building in Noe Valley and could convert the commercial space into residential. 2+ years later, they gave up and sold at a small loss.

I know investors from Salt Lake that have done well managing a few SFRs in West Valley and then they try their hand with a 6-plex or 8-plex in Ogden and they get killed!
