Based off the photo, it appears the parking area is also in the front, which as part of 'Tenant Proofing' I would add some sort of railing or fencing to prevent tenants from parking too close to the property.

I uploaded a profile picture (may or may not be an old wedding photo circa mid-Covid), and now I would like to introduce myself and my goals.My wife and I recently sold a home we acquired in 2020 after it had appreciated significantly and have since taken the equity and are under contract on two homes in the Des Moines, Iowa area.

Instruct tenant to replace filters at the scheduled time and send you a photo of the filter installed with the date legible.

You may not want to go through that process but once you get it fixed up and get professional photos, you could potentially hold a mini auction for it.

Look them up on social media and see who's in a relationship with "Jai" or has "Jai" tagged in their social media photos.

Then, you could simply sync that account to your PMS, change the password and photo icon and all would be easy.
