At the end of the day we new investors have many things staring us down, what we dont realize is our situation is not new or unique.

I will be building a unique STR property and am in need of capital to develop this project.

Appreciate the insight here and will widen my horizon as we do look at potential other cities/regions for rental property.

Granted, there are unique circumstances when this would be necessary but 85% of the time on residential leases, you can be completely covered by the association templates.  

Possibly a unique url landing page for a website as well 

Being in AZ, I think the AC side of things do work a bit harder than if you were in other regions, but I still do not think that the seller should float the whole bill if the Units are working.  

@Easton Enge, I imagine that the answer is "yes", with the proviso that you are using the correct formula for a single family home, which of course is largely guesswork anyway, because every property is unique, and the market value depends on who is looking to buy on any given day and how much they can afford, and how good the selling Agent is, and how desperate you as the Seller is at the time, and how much the Buyers have researched the comps, and (should I go on)?... 

Make sure you vet the syndications, and I do recommend flying to the out-of-state region when you want to meet with a potential partner.

My research so far has indicated that's more or less impossible, but I think I've come across a unique deal and wanted to post it to get some feedback.
