I love that I have this resource to bounce ideas around.

I like the idea of flip to rents (BRRRR), so you don't have to worry about the immediate CAPX expenditures.  

I have no idea if cost are involved with being under a broker other than their share of the sale.

@Brian Garrett I like the idea of a HELOC, but you need to know your state's rules on non-owner occupied HELOCs.

Don't get me wrong, I've done very well in C and D areas, but my 2%-ers have all been closer to F and F-.one thing you mentioned that sticks out to me is that you're using google maps to check the area - which I think is a good thing to use to get an idea, but I believe relying on what you see on google maps is a devastating mistake. 

I like the idea of less maintenance that condo/townhouse offers but is it a good long term investment?  

The master lease/sublease idea by @Joe Villeneuve and @Nathan G. is a solid idea.

Reading over your comments I came across the idea to find a flipper, found out the type of properties and profits their looking for, and doing my research based off that criteria.
