In any real estate transaction make sure there is a reputable title company involved.

Which made me think Gee I have been a member of his network but have never really joined any of his transactions.  

The broker should still get their typical "transaction fee" assuming they have one.  

For example I hire a roofing company, which consists of 2 brothers with no workers comp, 2 hours from my home and it is a one time transaction plus they have their own tools, take no directions ext. 

Call the Atlanta Housing Authority... and also the Department of Social Services.Social Services can point you at State programs.

Historically this community has been cash-only transactions between buyer and seller but in order to continue to attract new and young members we are looking for possible financing options for these individuals.  

@Ron, Although tempting because it's important for short term transactions (2-3yr), I'm trying not to pay too much attention to housing appreciation.

Anybody knows a good companies that can do transaction funding for closing in a title company?

In a secondary market transaction an endorsement can be purchased which will validate the lien and priority.  

I understand it may pose a conflict of interest, I'm unsure whether or not my compliance department would even allow for this and have no idea whether or not a RE Broker would allow this.
