i want to start off with out of state duplexes, triplexes or quads for the first 3 or so years. then i would like to start buying apartment complexes or quads locally and eventually trade up to commercial properties and large apartment complexes.

I had a realtor tell me today that he has never seen anything like this, he said it is bad and if you aren't a skilled realtor you will not be able to sell a house fast in this market.

If you are going to own the property in your name and have the LLC do the management (collect rent, pay bills, maintenance), then that will be considered ordinary trade or business income and subject to SE tax.You would want an S-corp to do that.
