I took a look on the county assessor and it looks like this property last sold a year ago for $325k, so there may be some wiggle room there.

I watch the market daily on what is being sold in what area and at what price and what kind of sale it was.

"In the case of any investment held by the tax payer for at least 10 years and with respect to which the taxpayer makes an election under this clause, the basis of such property shall be equal to the market value of such investment on the date that investment is sold or exchanged. I can only speak for our area, but foreclosures are being sold for 100% or more of their value.

I used the BP rental tool...Which says the tax is included but I dont see it on here either.
