A trade magazine called "remodeling" comes out every year with a list of the best return on investment for remodeling.

just remodelling a bath nowadays around here costs 25k easy. didnt use to be that way. so i 'blame' home depot and contractors (and wholesalers!)

My budget for this remodel is 45k; where 39k is to the contractor and 6k is for some materials I'm responsible for purchasing.

I am currently doing a bathroom remodel in a tenant occupied property.  

I didn't want to spend the time to deal with local realtors / rehabbers / tenants (or out of state one for that matter) because I couldn't handle the stress of late night toilet/tenant calls and I didn't have the money.

Although I have little cash on hand (most tied up in my business), I do have a lot of experience in rehab/remodeling.

As above mentioned, I am currently the foreman for an small, but established Home Builder and Remodeler, and have been honing my skills and knowledge for the past year, and mustering up the courage to start my own remodeling and home improvement business.

All of the homes that are being sold were built in the 70-80s, and are in need of being remodeled, as is the one we're buying.

Fast forward to this week- I have found a bank that has seems to have a promising outlook on giving me a loan for around 100k, I have a property in my sights - it is in a great area of town , in a historic district, completely remodeled and should pull close to 1100-1200 a month.
