I did reach out a hvac company that offer tune ups for winter and summer , the technician who conducted the tuneups seemed inexperienced ,all he did was dusted off the furnace, punctured the aluminum tube near furnace for "combustion test" when I brought up no airflow from one of the air registers he suggested the only sure way to address the issue is by ripping the ceiling off and checking the tube for any holes.

also, the roof doesn't look great from the pics, so be prepared to negotiate on that one as well (if the buyer's inspector knows what he's doing). nobody installs 3-tab shingles if they're looking for quality.

@Zach HeineUnfortunately, you will need to amend the prior year's return to include the 8582.the only thing I can think of 'potentially' is that the tax preparer incorrectly listed the income as 'non-passive' and took the losses when they shouldn't have.you may want to have a review of your tax returns done.
