I like going to open houses because, for instance, I walked into this particular open house and I could immediately tell what was going on with the house, and after a few questions with the selling agent, I really had a good picture of the situation (in that instance, the home wasn't old but had terrible paint colors and trim. 

Their offer was totally ignorant, irresponsible, and put these folks in a terrible position.Wholesalers, if you don't understand the local market, don't understand the property condition, and don't intend to honor your own contract, then stop doing business.

I’m not terribly familiar with the residential line of products but I do know that heat exchangers can be had to use the outgoing air to ‘condition’ the incoming air.

etc. obvioisly my buyer will likely be one who can't get conventional financing for whatever reason, so they won't be perfect, but I want to make sure they are terrible either. 

After all, they did a terrible job at sanding and painted just spots where they made holes and it's not at all how the walls looked when they moved in.

The turnkey property was great but the property manager provided by the company was terrible.
