Home Inspector/WIR missed extensive MOLD
My husband and I bought our first home (1973 build) March of this year. My husband is Military, and we are part of the statistic that purchased the home sight unseen. We were fully prepared to do some renovations and spending good money to truly update and make the home more comfortable to live in.
Home was purchased in March, however the home sat vacant from then up until our move in mid-June.
3 weeks into living in the home, we made the decision to pull up the terrible carpet and replace with LVP. We found some not so great particle board underneath the carpet that needed replacing, and did so.
This is where things started to go awry. When pulling up carpet in one of the bedrooms, we noticed part of the flooring was excessively not level. My husband pulled up the particle board and subfloor and found MOLD. We reviewed our inspection report and all that was mentioned was “minor fungus present. Monitor closely.” Conversations with our inspector, he never once mentioned any concern about mold issues. In his professional opinion, he told us that it was a good home. The WIR only states previous fungus and previous treatment. Nothing active.
The first call my husband made was to our Inspector. He did offer to stop by and take a look at it, but he basically said “spray this and it’ll take care of it.”
My husband then spent a few hours crawling through the crawl space and found MORE mold. Fast forward to the end of the day, and we have people called to come and take a professional look and give us quotes to get this issue taken care of.
Fast forward a few days…we have quotes ranging from $3,500-$26,000. Including but not limited to complete sodablasting and remediation, and professional opinions on how to stop from future issues arising.
Quotes from professionals who had seen the extent of our mold, “this is not minor mold. This has been accumulating for years.” “You have mold infesting fungus affecting your floor joists. I don’t know how this was missed.” “This mold is by no means minor.”
Upon discussing our findings with our real estate agent, the discussion of legal options was mentioned.
Full disclosure, my husband and I were UPSET. We didn’t quite consider legal options until we realized the extent of which we were mislead into buying this house. Due to buying the home sight unseen, we were fully trusting the results of our inspection and our WIR. Both of which failed us.
Our husband and I are considering all of our options, but we are both so outrageously confused how both our inspection report and WIR missed something so blatant and extensive. Is our home even safe for us and our two dogs to live in?
Had we been aware of the state of the crawl space, my husband and I would NOT have bought this home.
Where do we go from here?
