I'm a newbie investor with one rent house in original town north of abilene, I noticed plans of a big hotel and outdoor Amphitheater going next to the civic center in the near future also a rezoning of industrial to commercial downtown, Anyone have any other info or input how the properties around area will do...?

The reason is that Airbnb rentals (unlike hotels) are usually not available all 365 days of the year.  

You can also diversify by investment strategy (core, core plus, value-added, opportunistic), capital stack (equity versus debt) and asset type (residential versus commercial, multifamily, hotels, retail, you name it).

Plus, in Texas at least, once you exceed 30 days consecutively they are considered permanent residents and are exempt from hotel tax.

They stay in hotels but sometimes would rather rent homes where they can kick back and cook meals etc.

Not a hotel alternative that they're just going to shove 15 people into to save money and party.
