Whats stopping me from just putting a well/septic in and building immediately?  

Some marketing topics  for lease option sellers to try-- sell the house and get 3 paydays ( just lower than the investors of course), sell the house with little to no equity, stop being a landlord, sell your house with no commissions, have your monthly house payments covered for you and cash it out on a sell, hassle-free way to rent your home, etc...

I just got done with College and now looking to start my venture into real estate.  

First title company I stopped in which resulted after a few more referrals to having someone who will write the loans.

The reality though is the Genie is out of the wholesaling bottle be it Guru's  BP or any other RE site there are just too many folks with no money experience etc.. that get talked into the best way to get into the game is to wholesale.. so never going to stop it.. that's for sure.

I'm down in Manhattan of lower Westchester often so I'll stop by if possible.

Stop looking for the right "brokerage" and start looking for the right "agent / mentor".  

I want to wholesale and joint venture with as many people as I can to build my business.  

Im still fairly new to BP myself but I already see great value in being involvedI like that you are venturing into new construction also, i have helped my dad build homes in Irving and it has gone pretty well currently working on the 4th.
