The graph shows the shift, not the cost. 

The lack of an education due to crappy schools  is a dysfunctional society (A bad district) that decreases the home value and definitely does nothing for the children of that district with a dysfunctional institution.   

As for now I'm going to shift my focus on other areas.And thanks to all participating in this topic.

Many of the neighborhoods have shifted in the lower areas, so I wouldn't really rely on that too much. 

Act in a manner that is acceptable in society and for this industry.

I'm interested in a gradual shift.

I shifted to buying condo in the north loop...totally different than my duplexes.

The influx of people into Houston is probably slower in this oil environment so there may be a market correction here and there, but I don't see a 2006 sized bubble being formed - just a shift back to "normal" prices due to lower buyer demand, even-ing the playing field between buyers and sellers.

I know it takes a lot to get the wheels spinning at first but, i am looking forward to shifting from only helping people find an apartment to finding their home.

and talking through some of those mindset shifts that one can expect, where the before and after can certainly have some changes.
