Before the tenant moves in we're going to walk through and have them sign part of the lease that explains what damage is and is not present and to ensure the smoke alarm is working and there are no issues with the house.

Smoking is not discriminatory, we look at that as well.Something to consider - if you get 3 applications that all check the basics withing a day, how will you evaluate/rate/document which is the strongest and successful applicant?

A couple of things I thought about:-confirm smoke alarm operation and fire extinguisher charge-no damage to unit-change furnace filter-check all drains for proper drainage (clean out traps if needed)Thanks in advance!
