The only thing causing a little apprehension as it’s new to me (I am from UK so this is my first US purchase) is that the sellers, a local investor group, has said they don’t want me to do an inspection and have already got a pre inspection from a few months ago, and have rectified any work.

I would recommend that you give this a read Core 4 to Real Estate investing before doing out-of-state investing.

A representative posted in a FB group saying they're doing 100% financing at a 6% rate.

I do have sufficient cash of our own in our bank accounts to show we could cover the mortgage for ~6 months if it was unrented.  

DO NOT buy this guy's course.

In addition, it is pretty much impossible to purchase a 2-4 unit where you have to do nothing and get an immediate COC return.

If they do not pay, you can send them to a collections company who will take half of any proceeds to colllect.
