Hi, I found a studio on for sale by owner website, seems the price is 50k less than the studio in the same complex, but $20k more than the similar studio nearby, seller says that they are relocating to Europe.

Does anyone have any experience with fundrise.com or similar crowd funded REI sites?

Have you actually been inside a sellers house where they have blatantly told you something similar to what your describing?

I believe there is a similar type document for non-short sale properties that are undergoing foreclosure.There are certain programs which allow homeowners to stay in home and either rent or buy back.

I do similar advertising here in the Philadelphia market.

It's a reasonable indicator of an ARV for the neighborhood if the property was in similar condition to a majority of the sales.

I am interested in this deal as I would like to use a similar strategy.

You may want to check and see if you have a similar group wherever you live, if you do, they won't be shocked by any stories you have to share, they have probably seen it before a million times.

Hi Ben,I am in somewhat of a similar situation as you and would be curious to hear other feedback you get from the rest of the forum.I live in San Diego, and even hitting the 1% rule is next to impossible here.
