The people who can afford my rates are usually homeowners themselves and so far, have taken care of my stuff (knock on wood)The current tenants would be looking at a rent increase of the corporate rate minus utilities and furniture housewares and appliances depreciation.I guess I could give them that option, but I appreciate the hard line approach.

Primary for durability (oak) cause it doesnt ding and dent like soft wood,,,and 6 panel is LESS prone to fist damage/holesIf I were going to paint white maybe a 6 panel pine door would be just as effective and a little cheaper.What style of door and 'trim' is in style these days?????

Also, the nail holes on MDF won't close up as nicely as wood... no amount of caulk will solve it.
