@Jason Barnes I would recommend getting in touch with a mortgage broker, they can shop the deal with multiple lenders, they’ll shoot you straight on your options.

Still might be a bit thin, another option would be to shoot insulation into the floor if it is plywood and you can easily take them up while you install new flooring.
