5 door portfolio NC deal analysis
What do you think about these numbers:
3 properties - 2 duplexes one SFH (5 doors total).
Purchase price: $150k
Current rents: $2450 (all rented)
Repair costs: ~$100k for all three
ARV: $110k per property
Comp rent: $3k ($500 per duplex door, $1k SFH)
Plan is to sell them after repair, but if I can't get my target price then hold for rental income.
Any thought on the deal are much appreciated
