The tools on BP are probably sufficient to provide quantitative answers for you but I can tell you based upon personal experience that negative cash flow is not a good idea unless it's purposeful, specifically as a tax write-off.

From what I understand, a property manager in this space is going to run you 15-20% of gross rents (we self manage).In terms of the business itself, I'd expect lower occupancy the first year as you establish your property's reputation (stars on whatever site(s) you list on).
