While you can use any contract you wish, I highly recommend you seek out a seasoned investor to help you navigate any contract you choose to use and learn how to properly assign a contract, how to determine values, repairs, title issues, etc.

Are there any season investors that is willing to partner up on a deal with a new investor on a buy and hold are Buy and flip?

Bad News.....now I'm facing some pretty steep tax payments as these are considered regular income.I'm wondering what seasoned pros are doing to shelter profits made from fix & flips? 

Which got me to thinking...most larger college campuses have lots dedicated to RVs from Fri-Sun during football season.

Another concern is dealing with the current tenants in regards to the holiday season.

Given your plan to sell I think renting it for 6 months through the slow season for your area is a good idea.
