In my searching I noticed some of the propeties will say that there are tenants currently living in the other units. 

My current goals for this year are to become very comfortable with performing comps in my area, getting pre-approved for a mortgage to find out my buying power with conventional lenders, connect w/ a investor friendly agent and wholesalers to align on my investment criteria and begin the search!  

Justin, You can rollover your 401k into self-directed IRA, but not into HSA, which is Health Savings Account and not a retirement plan.There are several reputable providers here on BiggerPockets who are active on the forum, just search the forum for related keywords and you will find out who they are.

I have expanded my search to the Scranton PA area.

I think leverage is a crucial tool to use when you're beginning, and then once you get closer to a point where you want to retire and live off your income, you switch your focus to having paid off props -  less hassle, more income, lower risk.
