Purchase price: $279,000 Cash invested: $45,000 Sale price: $425,000 Off-market property I found, contacted the sellers and proposed a cash offer of $279K "as is" (suggesting we would clean out the entire property & dispose of whatever the sellers didn't want.).

We invested $30,000 in strategic renovations, enhancing the property's appeal and market value.

Tips:- management in my market has market rent at 25%.  

In my experience, this usually happens when you are renting below market.

I can't speak to this exact builder or market, but I can say that many production builders offer huge closing costs, but it's often a marketing ploy and they know that you can't use at least a big chunk of that. 

We work with a number of  builders to move there properties off market before they’re complete.  

No deals are advertised as great deals way below market.
