With a larger complex, I suggest make sure the PM will make distributions at other times also if requested. 

Thus, you should request personal reference be from past or current employers, professors or even friends and relatives.

There are no legal grounds for any contractor (at least in VA but I assume this is standard in all states) to perform additional work on their own accord that was neither requested or directed by the Owner and expect to receive compensation for it.As far as proof or documentation, if it is non-existent that only strengthens your case.

The reason why I have not done so yet is because I wanted to see how things went and to see for myself how many complaints / repair requests would come in.
