.- It has been for over 60 days in the market- Bank lowered the price just yesterday- Comps from Zillow (similar sold houses) are all above 80K- Area does not seem great, that's why I'm mostly looking at selling it, not holding to it.Findings from listing agent:- It needs AC/heat unit- No idea of when the roof was replaced but it does not have signs of leaks- It might need some work inside, seems to have been a day-care before.

If you sell a house for 200K and you have a 100K gain and want to only buy a 150K replacement property you will pay tax on the 50K buy down but still shelter the remaining 50K in gain through the 1031.The other thing that's not quite right is your last statement above.

Clearly my expenses for the wooden siding maintenance will be higher than brick as will need to repaint and touch up every 5 years or less, and the service for the window units will likely be less (especially since my lease states the tenants are responsible for them along with appliance repairs under $150 for that rental) along with them being cheap to replace and fairly serviceable.You have to look at each component of a given property and estimate the maintenance for it based on what you know, what you have seen as best practice here, ways you can minimize or avoid the expense, and based on quotes that you get from contractors as part of your diligence period.

Replacing it if it is worn and replacing it if it is stained is really the same thing, it costs the same amount regardless.
