@Jay HinrichsI love this man "but rentals are rentals are rentals all the same issues happen every were in the US"if people could understand this concept it would create a whole new nest of wealthy young people....i dont care how many inventions we make, how far technology goes, rather we start driving flying cars, we will ALWAYS need a place to eat.sleep and take a dump...You remind me of my mentor her in CA,.

Every time I want to get ambitious about buying or building apartments, I always remind myself why take the risk. 

As for the yard ... she never mowed the lawn until I reminded her (several times), but then she did mow it, and there are toys and bicycles and things strewed all over.

Does FINRA remind anyone else of the ratings agencies?

I know I get really caught up in details, deals, etcetera, and need to take some time to relax occasionally.Thanks for the nice reminder.  

As we approach the repayment portion time, I was reminded I would probably have to pay taxes for anything over $10,000 that is given to me.

We have Kris Krohn in our area and the internet is full of constant reminders of "Big Deals" even if its mostly for show. 

Are you looking to get them out, give them a reminder and retain them, or have them arrested....so your approach may depend on your goals....best of luck..
