The most blatant downside of refinancing in most cases is resetting the amortization loan period back to the beginning if you originally started with a 30yr package and transferred to another 30yr loan.

Hello BP Community,I have tenants in an investment property that is nearing the end of the contract to deed terms.Instead of an escrow officer, I need a RE attorney to transfer the Deed from NHI Properties to the tenants.Any referrals please?

And if you haven't lived there for two years yet then you would have to qualify for one of the exclusions (job related transfer or medical situation, or unforeseen event). 

So if there is an arms length transaction affidavit that states there are to be NO TRANSFERS within 30 days or etc, then you do a transfer of members of the LLC it could make it uninsurable. 

The deed can also be changed to TOD - transfer on death - to avoid the lenghty probate process before you can close.

I need to find a more reliable contractor.

(I don't have an exact figure since I let the lender evaluate the value of the properties and close the transfer on his own so he could take them off my hands).

@Dave Foster, I assume there is no difference whether they did a 'regular seller finance' meaning the title transfers and a mortgage is created vs. a 'land contract' where to my understanding is that the title does not transfer until the fullfillment of that 'contract'?
