I'm looking to purchase my first SFR in NJ, and Trenton caught my eye due to the low entry point.

I would like to purchase soon and the properties that I find will be vetted by the group of investors that have 20 years of experience.  

I purchased a property back in April with HELOC.

A couple years ago, the CN railroad purchased a large parcel of land (40+ Ac) that included a small farm with a couple barns and an old farm house in one corner of it.  

We purchased a duplex in the city, renovated it, and rented the other unit as an MTR/STR hybrid.

I’m in contract to buy a property that has a new 2019 tax assessed value above purchase price.

Once you have you team, all you need to make sure is that the property is in a good location, cashflows positive, has equity at purchase looking at comps, and making sure the mechanicals are good.
