I frequently use Subject To when buying a property but I look for these characteristics before I propose it to a seller.The first thing I do is determine how motivated the seller is.

Not sure if their are rules prohibiting this as you stated, but you could potentially put it in Agent to Agent remarks so agents can propose it to their buyers.

Sounds to me like in addition to back due amounts they are already rolling in, they are also proposing now adding in 3-5 years of future payments to keep the payment at a lower point - for now.

You only get 400 characters, so I only put in there what the guest really needs to acknowledge/know before booking (I limit the AC and the Wi-Fi is slow, but saying that nicely takes a lot of characters).If a Guest contacts you asking for a discount, block off a day in the middle of their proposed stay and decline. :)

@Erin Mullaney As you move forward with accounting services, I think some green flags to look for are: keeps up with the most current technology (if you aren't familiar, a good sign is that they are excited to show you how their processes save you money/time/headache/etc), has a qualified team beneath them (not a one-person operation), and has a clear process for communication with clients that is spelled out in their service proposal and engagement letter.
