My prop mgr (big player in Lehigh Valley area) says the properties in these “bad” areas in Atown, Bethlehem, and Easton perform the best.

For big players it's the cost of doing business.      

I am not a big league player with a 100 million dollar revolving line of credit.  

You will see both Community Colleges (because of their lower costs) and trade schools become bigger players in education over the next few years.

Sounds like you re-prioritized to your long term benefit.

Most of their infrastructure has become outdated for petroleum relative to some big players on the World stage, and with the advance of alternative energy sources, this spells bad news.  

There's also a pretty untapped demand in the MTR space as many STR investors prioritize the short term stay and a lot of MTR renters are left with little inventory.First steps will be to get with a great lender, @nick and @ray are excellent and have closed STR deals for me and my clients.

Call the local civil engineers , they know the players in the area
