Perhaps diversifying your assets in stocks, ETFs, index funds, or bonds would create more safety and return in the long run.  

The market in Denver is not great for investing right now, so investment would mostly go in stocks. 

As such, one could argue that the increase in higher-end inventory will drive up the price of the remaining stock as product will shift toward the higher end of the spectrum.Ultimately, a lot of investors are banking on the premise that the new luxury rental & condo market will provide a boost to values all around -- that a rising tide will lift all boats, so to speak.

As for the bank, I can't predict if they are going to agree with that much seller financing.

Now, predictably this guy is now trying to reach out to me asking me for different issues dealing with this 5-unit (closing, managing once it closes, etc...).

Whether you buy a REIT stock or a property directly, the underlying asset is real estate.  

Checking, savings, CD's, stocks, 401k, IRA's, cash value of life insurance policy etc.
