Question 1: Even though we are careful to track ALL rental expenses that are paid using our personal credit cards, is that enough separation from personal accounts or MUST we open a separate credit card for each LLC?

There shouldn't be that many using the service if you pre-screen well -- I rent to the first tenant that fits my criteria, so I don't have a ton of fall-through.I do also think that checking their social media profiles and check their references as part of the application process is a good idea, as well.

When I was looking for one, I found a deal on groupon for the pre and post course bundle for sale associate for less than $100 (don't forget that once you have your license you will have to take the post course within the next 2 years).
