Thanks Russ I am sure yours is like my wife worth every penny so you can concentrate on doing deals not organizing your files :)  I can also see in markets that the median sale prices are not like yours and or ours the cost could be prohibitive if your selling 200k homes and then doing commish splits etc.. there is a huge difference in making a 30 or 40k commish and paying 400.00 and making 6 k your broker split then paying the 400.00.. 

Some residents pay privately, others use General Assistance, and some have some state assistance.

I need money to pay off the note on the land. 

I also use PayPal and Venmo.Some just deposit directly into my business account.I make it as easy as possible for my tenants to pay me.

Check past home values and rental rates using sites like Zillow and Realtor.com or local house market reports.

Now if you paying all cash or using a hard money loan that different.

If they have been in the location for 5 years paying rent and never defaulting, then I would not require additional PG.

The 5 percent you pay an agent to properly market a nice property will far outgain what you will lose involving someone who will come in and pretend they have the money to buy just to daisy chain it to every Facebook group in the area.

However, a few things I would suggest to give you a better perspective is: 1) Talk to property management companies in the area to see if they operate in the area and/or have comments on tenants in the area, 2) Speak to a few banks to understand how they would lend on this property, 3) Scan Zillow/craigslist and other listing sites to understand the rental market for listings...
