The 2 years of work history requirement is misunderstood quite a bit because it mainly applies to variable types of income such as self-employment, large commission income, bonus income, etc.

Assuming that they look and act good enough for me to show them the unit, I then have them fill out an application and then do a thorough screening (full criminal background check, eviction check, previous landlords, employment, etc, etc, etc).

Sounds like you would be well advised to find full employment somewhere and build your credit, some money while still actively looking for RE.I've never heard of legitimate investors in RE that got rich quickly.
