Hello BP folks, I’m looking to pull the trigger on a new construction property in Lexington SC for my very first REI, my initial investment is about 65K which would have a COC of 6%, would like to get some feedback/guidance on whether is deal is decent and doesn’t have too much risk.

I did mine that way, I found a simple family investment partnership agreement and used that (it was not strictly real estate related, so it won't work for what you want).

Still haven't pulled the trigger, haven't found anything that would positive cash flow, especially in Richmond, but would be interested in what you find out.

What terms/partnership structure would you offer partner that is bringing much more cash to deal for land purchase and build?

I've looked into turn key property companies but just haven't pulled the trigger.

If a business partner would like to exit their position in a partnership of an investment property with a long-term "buy and hold" strategy how would they do it? 

Partnerships are a great way to get started.

Savings rate of $50k/year  3)busy  work schedule  and limited time for full gut renovations.  4) have two other friends whom i can partner with and  can also contribute $50k/year in equity- i am just not sure how to structure the partnership for best financing terms.
