Recently they just started on a new development(3/2, SFH, 150k's) and I figured I haven't bought my first home yet why not build my first one, since I can install the flooring and do the painting myself.

I think the tenants are moving out a few days early on a Saturday, giving me Sunday and Monday to take care of the floors before I have the cleaning and painting done Tuesday and new tenants moving in Wednesday... but if that is not the case, what are my options to get these looking better quickly?

Clean everything with ammonia and water and paint with B-I-N Shellac primer and 2 coats of good paint.  

I used Valspar Stone/Concrete Stain to paint my stone.Note:  The color of the new mortar will match after painting it.Nice clean undercut around the stairs and railing...Looks brand new!

If the cement blocks are already painted and in sound condition, you can go over with any exterior latex paint such as Sherwin Williams A-100.

Note I saw city paint lines and arrows on the East sidewalk today, which would lead me to believe it is on the list to be replaced.

If, however, your rehab consists of paint, carpet, appliances, kitchen and bathroom remodeling, you can do that yourself and present receipts or invoices to Lender to have repair escrow funds released.Hope that helps!

No painting or roof fixing for me on weekends I guess.I don't think I would ever invest in a condo as a rental, and if HOAs are run by idiots, well, then it's bad news.  

If they painted a room in the old house, they are now professionals and may paint your house too.I use to check out how clean their car is using that as a reflection of how they may keep house.

Items such as hardware, outlet covers, light fixtures, caulking, window blinds, painting supplies, etc.
