This can all be completed now but I would recommend you focus on finding a property first so you do not waste too much mental power thinking about the lease.

This might seem a little overwhelming, but it’s not necessary to become an expert on all these items.

Once you know what your hypothetical buying power would be, you can shop and see what type of property you could actually buy.

I listen to a lot of podcasts and feel overwhelmed trying to implement all the great ideas.

In Baltimore, the tenants have all the power, if you can't get used to that, don't invest in Baltimore.

If they do not give you any power over leasing or tenants, then there is nothing you can do except amend them, and THEN implement your procedures outlined above.
