@All we have made a payment arrangement with the tenant and was able to secure partial payment and should receive rest by end of week.

@Izavion Joanes  As others mentioned, one of the best ways is living in one of the units and renting out the rest,and then in another year repeat, while keeping the original place as a rental. 

That's a huge milestone that will be remembered for the rest of your life!

It's important to note that many of the "appreciation markets" are banning evictions and not requiring tenants too pay for the rest of the year.

I'm thinking a maximum of 3 weeks non-consecutive May-August, and the remaining 3 weeks would be spread out over the rest of the year in short stays.

Many states have no provision for sealing or expunging eviction records, so this red flag would stay on tenants' records for the rest of their lives, and make it even more difficult for them to obtain housing in the future.

I don't know what's outside that kitchen door, but in a galley kitchen that's separated from the rest of the unit like that I would take the opportunity to replace the kitchen exterior door with one that has more or bigger lites (more glass).
