Does ANYONE work with a PRIVATE lender or someone with "DEEP POCKETS" that may be interested in purchasing the home im renting and selling it back to me (I have cash to put down so they know I will buy the house back in a year- year and a half) and i am WILLING to pay a HIGHER than usual interest rate until I am in a position to obtain the loan PROPERLY for the house.

*****END OF LETTER*****Keep in mind that that normally you will have to have cash on hand to make this type of purchase but you will find some properties can be obtained through creative strategies.Using creative strategies does work if only you ask.

The plan specifies "Participants and beneficiaries can obtain, from the plan administrator, without charge, a copy of the plan's procedures governing Qualified Domestic Relations Orders."

You can say all day long that you need to find a mortgage, or need to obtain a loan, but stating "investor"  advertising a yield or interest rate, is a regulated matter.What you say can hurt you as well as what you don't say when it is required.

A nice 3 bed 2 bath in my area is easily obtainable for 75k as well.

Also by using leverage you will have obtained a much more expensive property with the same amount of money.

In other words, I just need a good guesstimate on:  1) the likelihood of obtaining quality financing on these types of investments.  2) An estimate of what kind of mortgage rate such a property would be likely to carry.Thanks!
