If I were to HELOC or refi @ 75% LTV I would have a slight negative cash flow on the property.

You can have a cash-flowing property that has a loss for tax purposes, primarily due to the effects of depreciation (a non-cash expense).If you have a negative cash flowing property, then your only financial benefit as an investor is the gamble on property appreciation.

These are things you will pick up by driving the neighborhoods you select.Cash Flow: Cash flow is:Gross Rent - learn to estimate this by looking at local rental listings, talking with local investors, and networking with real estate agentsLess PITI (Principal, Interest, Taxes, and Insurance) - you can often get most of this from your lender and insurance broker.Less Vacancy - Ask local landlords and look up statistics on HUD.

If you're looking to put the minimum down on a single family (20%) and account for all short term and long term expenses, you're going to be a cash flow negative for a while till the rents rise high enough to keep up.

Crime rate looks manageable, which is more relevant if this will be a rental and less so (but still important) if this will be a flip.Population trend is disappointing, unfortunately- negative 1.2% since 2000, much less than I'd expect for a city that close to Philly.

No one screws with the landlord’s nephew, and if the “landlord” has to say no to unreasonable requests it doesn’t negatively affect your relationship with your roommates.
