If it’s the former, that’s likely a myth for this type of project; the latter is understandably frustrating and costly if financing involved.

Please help because we have a financing contingency and our realtor is acting like they won’t get it done.

I currently invest in the eastern Canadian market but I'm thinking of expanding to the US and targeting seller financed deals. 

That is a hefty renovation budget but there are loan products out there that will allow you to finance larger rehab projects.All the best to you as you decide to invest in or stay away from NYC!
