This forum has inspired me a lot to say the least and by reading your stories and generously given advice has proven to me that all it takes is hard work, patience, tenacity and guidance.

There is certainly a lot to think about.

I have couple family members who are interested so I was thinking if we can find a large lot or an old house on a large lot to demolish and build into 2-3 houses. 

Once I signed the agreement, the realtor I spoke to stopped replying for 1.5 months until I pushed a lot to get an answer and left several voicemails because the tenants were leaving that week and I had no idea if they were still leasing the house.Then one day I get a text message from a staff from that company saying that she'll be taking care of leasing my house and that the other person I spoke to, was only the sales person, which they never told me I'll be working with someone else.As part of the deal, they were going to take care of make-ready since I live out of state.

You might want to look at the Census of the area, also check this sites they help a lot to evaluate your area and make a good decision.

I thought it applied a lot to the business of cultivating investors and might be a good read before or while developing your platform.
