Hello Hardeek welcome to the D.This is first I've heard of COTS "managing" properties,but hey I guess it was bound to happen to fill the gap.My experience with COTS in past was same as any other shelter or temp housing type agency, great resource for pool of potential tenants but you still MUST SCREEN everyone and have a process (or your prop mgr) that screens out the headaches.Be careful not to buy someone else's headache,unless that's your goal of course.Invest wisely.

Kevin, Thank you for your descriptive response and that is exactly came to realize and it is exactly where i am currently stuck at. so for me i have 2 choices 1) buy a crap property and rehab it in a bad neighborhood where my payments will be less than a civic 2) pay full price for property ( i need to save up then) loose a lot of cash 3) pay 50% down, ill loose a lot of cash 4) wait ... ill pay a tonne on rent Hence my dilemma.

Understanding of course that some of the answers will vary by region, I'm looking to average the answers, so to speak.1) How much do you spend per year (in dollars not percentages) for ongoing maintenance such as caulking, reglazing windows, replacing wind blown shingles, repairing loose siding or trim, loose door hinges, tightening loose railings, etc?

Sadly, I'm going to loose out on my $2500 deposit unless I can find someone to assume the purchase for me because I can't go through with that one house as there's no way I could begin to guess how much foundation repairs costs with internet quotes ranging from $3500 to tens of thousands of dollars.
