No CA title company will ignore or insure over a legit DOT.I was at an CA REI club meeting this year that shall go unnamed where one of the club owners held forth that once a lender "charged off" the debt that it was uncollectable and that the house was lien free.

@Chris MartinObviously,not all crowdfunding will be a Ponzi scheme, however the platform may allow scam artist to set up shop to attract crowd funding.

At least one site puts their own money into many deals.When you mention disclosure burden, I hear it's more of a consideration/concern for the developer who want to participate on platforms, than for the investors.

I've read about how essential REIAs can be to an investor, but I've also read about how they are often nothing more than platforms for gurus.Can anybody from the metro area provide suggestions for local REIAs that focus on investing in Virginia and are geared toward educating the members, not selling them?

If I were single, and everything was legit, I would consider the rooming house set up.Having 4 un-related people sharing bathrooms, long-term, sounds like a management challenge.
